159SW Condominium IN PRE-CONSTRUCTION BY ALTERRA AT SHERBOURNE & WELLESLEY
159SW Condominium is a new mixed-use condominium development currently in pre-construction at 159 Wellesley Street East in Toronto, Ontario by Alterra. This is a proposed re-development of the lands for a 35 storey building with 286 residential units and retail at grade designed by Quadrangle Architects Limited.
The 159SW Condos proposal from Alterra is for "rehabilitation and urban intensification of a former gas station into an elegant tower showcasing design excellence, highlighted by a playful colouration of its curves". This development site is located at the intersection of Sherbourne Avenue and Wellesley Street East at the southwest corner in downtown Toronto near many amenities and public transportation. Just to name a few 159 Wellesley is minutes away from Wellesley Subway Station, Ryerson University that has 38,9545 students and 2,700 employees, University of Toronto has 56,905 students and 20,000 employees. Close to Toronto's Sick Kids Hospital, Mt. Sinai Hospital, Women's College Hospital and Toronto General Hospital.
159SW is a proposed 31 storey tower on top of a four-storey base in a vacant lot by Alterra. "The building features a very slender floor plate size which is highlighted by curvatures in the building's elevations. The carefully designed podium base offers generous sidewalks that will bring life and animation to the improved streetscape." This 35 storey (108 metres in height and 116 metres including mechanical) building has a total of 23,095 square metres of total gross floor area with a total of 286 proposed dwelling units of which 196 are one-bedroom units, 65 are two-bedroom units and 25 are three-bedroom units. There is 142 square metres of retail use space proposed at grade level.
Total site area is approximately 1,198 square metres and there are six levels of underground parking proposed with 189 vehicle parking spaces and 172 bicycle parking spaces. Total interior amenity space proposed is 923 square metres and total exterior amenity space proposed is 481 square metres. Amenities include a modern fitness room, a yoga studio, a running track, party room with catering kitchen, lounge area and a billiards room. Lobby access to the residential building is proposed to be located on Sherbourne Street and retail is proposed to be fronting onto Wellesley Street East.
